ADU basic rules (high level)

Every city/county differs, but most reviews focus on things like: allowed size, setbacks, height limits, parking rules, utility connections, and whether the unit can be rented.

ADU vs. JADU

A JADU (Junior ADU) is typically smaller and often created within the existing home footprint (rules vary). If you’re deciding between an ADU and JADU, we can help you compare tradeoffs based on your goals.

ADU vs. SB9 (California)

SB9 is a separate path that may allow certain lot splits/duplexing in California under specific conditions. If your goal is additional units, we can discuss whether an ADU route or an SB9 route makes sense for your property and timeline.

ADU financing and grant programs

Up to $40,000 ADU grant (California)

California has offered the CalHFA ADU Grant Program (up to $40,000) to reimburse certain pre-development costs (design, permits, site prep, etc.). Availability and funding rounds can change—so we treat this as a “check current status” item during planning.
